1) Check the contractor’s license status on the Washington or Oregon Construction Contractors Board Website. A contractor must have an active license to give bids on any painting projects. They must have insurance and bonding which protects your home and valuables if anything goes wrong. If you hire an unlicensed contractor to work on your property, you will have no protection against damage or theft. Go to the CCB website at http://www.lni.wa.gov/TradesLicensing/Contractors/HireCon/default.aspto check the status of a license. Make sure the company has workers compensation insurance so you are not liable for any on the job injuries.

Formula to determine if it is better to paint your house on your own or hire a professional:
1.) Investment of time: Determine how much time it will take and what your time is worth. If you are sacrificing your job or family time to paint it may not be worth it. Most armature painters spend 100-120+ hours to paint the outside of a 2500 sq/ft home. If you don’t have the right equipment it will take longer. If you have to buy or rent the equipment there is an obvious outpouring of money. Painting typically takes twice as long as the homeowner expects.
2.) Investment of money: In order to have a quality paint job, you need to have quality equipment. The most basic equipment needed is a pressure washer, paint sprayer, ladders, masking supplies, tarps, drop cloths, brushes, rollers, and paint. If you were to rent a quality pressure washer and paint sprayer for a week you can expect to spend at least $500. Masking, tape, brushes, rollers, drop cloths will exceed $350. If you don’t have ladders you’ll need to rent those. A 2500 sq/ft house that is in need of paint will “drink” a lot and will use around 25 gallons of body paint and 3 gallons of trim. As a consumer you will have to pay full retail for your paint whereas we receive significant discounts that we pass on to our customers. Retail price for 28 gallons of quality paint is $784. If you have a 2500 square foot house you can expect to spend over $1500 just for the right equipment, supplies and paint.
3.) Quality of work: Pretty much everyone has painted and can paint. However, it is very easy for to tell if a homeowner has done their own painting work on the inside or outside. A bad paint job is very noticeable and can even can lower the resale value of your home. People do notice when a home has been painted by professionals because it is done right. Having the ceiling lines straight, no drips on carpet/concrete, no runs, the right preparation of surfaces, proper application and coverage all stands out. Spills and incorrect painting can be very costly to fix.
4.) Safety: Tall homes, steep roof lines, high ceilings and sloped ground are all very dangerous to work on. You need to have the right safety equipment. In our above example a of the 2500 square foot house, if your hourly worth is only $30/hr the price to paint the house on your own would be at least $5100.
