How to choose a painting contractor

Useful tips when selecting a painting contractor Clark County, Vancouver, Portland and metro areas

1) Check the contractor’s license status on the Washington or Oregon Construction Contractors Board Website. A contractor must have an active license to give bids on any painting projects. They must have insurance and bonding which protects your home and valuables if anything goes wrong. If you hire an unlicensed contractor to work on your property, you will have no protection against damage or theft. Go to the CCB website at http://www.lni.wa.gov/TradesLicensing/Contractors/HireCon/default.aspto check the status of a license. Make sure the company has workers compensation insurance so you are not liable for any on the job injuries.

2) Check Reviews. You can look at Google reviews by simply typing in a contractors name in Google maps to see what their past customers are saying about them. This is a great resource for finding almost any kind of business or contractor.

3) Ask them for references from jobs they have done recently. Any reputable contractor should be willing to give names, numbers, and addresses of recent customers.

4) Make sure that the contractor is prompt. Did they arrive on time? Did they get a proposal to you quickly? If they are bad at giving a proposal, they may not be reliable doing the work.

5) Make sure that they are friendly and willing to help you. There are many choices that need to be made such as colors, sheens, products. Make sure they are willing to help with all of these items.

6) Price should not always be the deciding factor in choosing a contractor. Many times you will get what you pay for. Remember, this is your property and a bad painter can do more damage than good! A bad paint job can fail within in weeks. Compared to a good paint job can last for decades!

Top 10 ways to increase the value of your home

Looking for a quick and affordable home makeover or remodel? Check out these tips first.

1.) Paint. Yes, it’s that simple. Paint can make a dramatic improvement to your home’s appeal inside and out. Neutral colors are better for potential buyers.
2.) Yard work. People will be coming to see your house when you sell it. The first thing they see is your front yard. Curb appeal makes a huge difference on first impressions. Mowing, weeding, and growing some basic plants Is an inexpensive way to make a positive impression on potential buyers.
3.) Replace light fixtures and switches. This is a very easy way to modernize the look of your home.
4.) Refinish the kitchen cabinets. Replacing kitchen cabinets can be pricey, but striping the finish and painting or refinishing coupled with adding modernized hardware can give a brand new look.
5.) Power wash the outside of your home. Keep the outside clean, again first appearance leaves a big impression on potential buyers.
6.) Install decorative molding. Have cracks and imperfections around corners and edges in each room? Get thick molding to cover those spaces while adding a bit of character to the room.
7.) Install organizers. People love storage. Build simple shelves and organizers in your garage or basement. Buyers will focus on how much space the home has, instead of how much stuff is in it.
8.) Eliminate clutter. People like to imagine their things in your home, not your stuff.
9.) Install new curtains and blinds. Take those old musty curtains down and put up warm, modern, and neutral curtains. This is another aesthetic way to please the eye of a potential buyer.
10.) Up the wattage of your lights to brighten home. Dark homes feel cold and depressing. A home that is lit well feels warm and brings happiness to the soul.

“Is it Better to Paint the house myself or hire a Professional Painting company?”

Formula to determine if it is better to paint your house on your own or hire a professional:

1.) Investment of time: Determine how much time it will take and what your time is worth. If you are sacrificing your job or family time to paint it may not be worth it. Most armature painters spend 100-120+ hours to paint the outside of a 2500 sq/ft home. If you don’t have the right equipment it will take longer. If you have to buy or rent the equipment there is an obvious outpouring of money. Painting typically takes twice as long as the homeowner expects.
2.) Investment of money: In order to have a quality paint job, you need to have quality equipment. The most basic equipment needed is a pressure washer, paint sprayer, ladders, masking supplies, tarps, drop cloths, brushes, rollers, and paint. If you were to rent a quality pressure washer and paint sprayer for a week you can expect to spend at least $500. Masking, tape, brushes, rollers, drop cloths will exceed $350. If you don’t have ladders you’ll need to rent those. A 2500 sq/ft house that is in need of paint will “drink” a lot and will use around 25 gallons of body paint and 3 gallons of trim. As a consumer you will have to pay full retail for your paint whereas we receive significant discounts that we pass on to our customers. Retail price for 28 gallons of quality paint is $784. If you have a 2500 square foot house you can expect to spend over $1500 just for the right equipment, supplies and paint.
3.) Quality of work: Pretty much everyone has painted and can paint. However, it is very easy for to tell if a homeowner has done their own painting work on the inside or outside. A bad paint job is very noticeable and can even can lower the resale value of your home. People do notice when a home has been painted by professionals because it is done right. Having the ceiling lines straight, no drips on carpet/concrete, no runs, the right preparation of surfaces, proper application and coverage all stands out. Spills and incorrect painting can be very costly to fix.
4.) Safety: Tall homes, steep roof lines, high ceilings and sloped ground are all very dangerous to work on. You need to have the right safety equipment. In many cases we use safety harnesses, scaffolding, even man lifts. Most homeowners don’t realize the dangers associated with painting. One fall can cause astronomical costs from medical bills and loss of work.

Calculation:  1.) Multiply the time it will take you to paint the house by at least 1.25 because it always takes 25% longer. Then multiply that number by your determined hourly worth.   2.) Add in the cost of power washer, paint sprayer, brushes, rollers, masking, tape, paint, ladders, and other necessities.   This is your best case expense for painting your house on your own. In our above example a of the 2500 square foot house, if your hourly worth is only $30/hr the price to paint the house on your own would be at least $5100. Titan Painting would charge around $2500-$3500 for such a job, a $1600-$2600 savings! Now figure in the risk of injury and the factor of having a quality paint job and painting your house on your own Just isn’t worth it!

NOTE: Our painting crews are full-time painters. They are professionals and do this every day. You us an attorney, accountant, mechanic, electrician, plumber, roofer for their expertise and because they can complete your job faster and with more ease then doing it yourself, so is the case with hiring Titan painting. We will provide you a professional paint job for less money than if you did it yourself. Plus we back it up with a 5 year warranty, satisfaction guarantee, and our done on time or you don’t pay a time guarantee!
